The Process
Stage 1
We establish the client’s general objectives at the beginning of the process to prepare concept sketch ideas.
During our initial point of contact via telephone call or email we can discuss your overall project aims and, with the use of software such as Google Earth and StreetView, even view the property to aid our conversation. We can also share ideas of similar completed projects and talk about timescales plus general budget costs for your project.
Dependent on the complexity of the job, we can usually provide a fee quotation following our initial consultation - if you are happy to proceed, a convenient date and time for the first site meeting and measured survey can then be arranged.
Stage 2
Following our first site meeting and full measured survey, we will then produce a full set of preliminary dwgs ready for issue to the client for general comments or feedback in the first instance. Minor amendments to the dwgs can be incorporated at this stage and, once the plans are agreed & approved in writing, the relevant application will then be submitted to the Local Authority.
Stage 3
Once approval has been granted by the Local Authority, we will then finalise the Building Regulations dwgs and specification ready for submission of the full plans to building control for Plan Checking & Appraisal. This includes coordinating the structural design with our own architectural details, plus other specific information which may be required to ensure compliancy with the building regulations.
Stage 4
The final stage of the process is handover of the full design dwgs and details to your nominated principal contractor to commence with the construction works. Dependent on the type of project, the role of principal designer and contract administrator may be taken on by your chosen contractor or potentially EK Planning.
FAQ's
We would like to carry out a loft conversion to our semi-detached property in Tunbridge Wells but have been told by a friend that we may not need planning permission. Is this correct?
Due to some financial constraints, we may not have the funds available to complete the building works for our two storey side extension immediately but would like to get the drawings produced and (hopefully) planning permission granted; if we do, how long will the planning last?
We want to carry out a single storey rear extension to our property in West Malling to create a larger Kitchen and family space; our builder has advised that we don’t need planning permission but I’m reluctant to proceed without some form of ‘consent’ from the council. Can you please give us your advice?
